The Senior Property Manager provides strategic and operational leadership for student housing at Kutztown University, consisting of 1,100 beds, ensuring exceptional resident experience, financial performance, and property condition. This position oversees on-site management teams, coordinates with ownership, university partners, and vendors, and ensures that all operational, maintenance, and compliance standards are consistently met.
The role requires a balance of real estate management expertise, community-building, and an understanding of campus life. Responsibilities: Portfolio & Operational Oversight Oversee daily operations of student housing assets and other university buildings, including maintenance, capital projects, and resident services. Ensure compliance with institutional agreements, housing codes, and safety standards. Conduct regular site inspections to maintain high standards of appearance, functionality, and safety. Implement preventive maintenance programs and coordinate capital improvement projects in alignment with ownership goals. Enforce standard operating procedures for all on-site operations. Financial & Asset Management Prepare, manage, and monitor annual operating budgets and capital expenditure plans. Track performance against budget targets and provide detailed variance analysis and ownership reports. Process vendor contracts, purchase orders, and invoices in accordance with budget and procurement policies. Maximize profitability through effective expense control Leasing Occupancy Management Ensure accuracy in lease administration and resident data systems (e.g., Yardi). Leadership Team Development Lead, train, and mentor Supervisors, Maintenance Staff, and Facilities Technicians Establish clear performance expectations and conduct regular evaluations. Promote a culture of accountability, service excellence, and continuous improvement. Support staff development through coaching, training, and recognition initiatives. Stakeholder Relations Serve as the primary on-site liaison between MRA Group and Kutztown University Build collaborative relationships with university housing, facilities, and student life departments. Participate in campus and community initiatives Qualifications: Position Requirements: Bachelor’s degree in real estate, Business Administration, Hospitality, or related field required. Minimum 7–9 years of progressive property management experience, with at least 3 years in student housing or campus-affiliated properties. Demonstrated success managing budgets and teams of 5+ direct reports. Strong financial acumen and working knowledge of Yardi. Excellent communication, leadership, and conflict-resolution skills.
Preferred Attributes: Certified Property Manager (CPM), ARM, or CAM designation preferred. Experience partnering with colleges or universities on housing operations. Strong understanding of student engagement and safety.
